Probably a drain valve problem. Check to see that not only is the rubber hose clear from the drain valve but there isn't a credit card that is between the drum and the opening to the rubber hose. ------------------------------ Rob Bodner President EFR Inc/ The Laundromat Guys Park Ridge, NJ -------- ...

Rudolph, here is one item that might help your decision. I am very experienced in the NJ market so these are some items for you to consider: All input from the forum is good, generally experienced and sound. But I have personally learned the hard way that different markets are just that. Different.  ...

Pls see New Jersey. More people leave New Jersey than any place else. Considered the worst tax state in the country. One of the worst for inheritance tax. There is talk of reinstating the "death tax" that was repealed when NJ implemented 23 cents a gallon extra tax two years ago. The billionaire gov ...

The only real exception is if you own the property- AND it is not leveraged to the hilt, nothing beats being your own landlord. For many reasons.

I would like to add one important thing. Find out what is the seller's motivation for selling. All previous income and expenses mean nothing if the seller knows of a new large laundromat going into your trade area as an example.  Or one unusual example- the town took over the laundromat property by eminent ...

We have a big problem with the appearance of our soap dispensers. We clean and flush them out every night but we have a really ugly brown/red coating on the PVC. Any ideas on how to clean these? Larry , I enquired about this problem. There appears to be a small manufacturing problem as it relates to the baskets. The gap between the basket and panels is larger than in the past. Alliance is aware of this and they are working on it. I thought of getting a thicker felt gasket or perhaps doubling ...

Hi Ray. I know this doesn't seem "neighborly" but we keep this proprietary and only supply these to laundromats we do. I apologize. But we had an engineer do drawings for us and we have components built to our spec. Thx

Thank you for the compliment. This is our little corner and or take of the industry. If possible, we try to make the finished store look like a higher end retail product to deliver a better experience for the end user. Many laundromat owners  here don't feel this way. You are welcome. I am not saying money can't be made on this. However, sometimes I see things that seem to contradict the original premise of this business. That is, it is a profitable business, in the right setting and though not absentee, is part time. Sometimes I see people saying they make a small ...

Like everything, there are pluses and minuses to consider. I took out all ATM's except one which I share 50/50 revenue on. Here is why: 1) it attracted people whom I did not want in the laundry  2) "Family First" or NJ state benefits debit card does not permit transaction fees. So I had a run on the ...

If the carts are R and B wire they make an extender that fits on the top of the double pole option. This prevents the cart from fitting under the door frame. Just a suggestion before you make a decision that you can't undo. Keep your preferred or favorite store. Sell the other one. This way you split the baby. Less work to do. Cashed out on one and still have an income stream. And if you miss it you can reinvest.  I have done this myself last year at a few ...
